WHAT WE DO

 

We want all of our properties to be an enjoyable place to live, and that's why we go over and above to ensure that every property that we manage gets the attention it deserves; taking care of each and every building as if it were our own. Our services include:

 

GENERAL UPKEEP

 

Site Visits

  • We conduct regular inspections to assess the general condition of our properties


Maintenance and Repair

  • Immediate response to emergencies or general repairs

  • Administer and review cleaning, gardening, window cleaning and lift contracts

MAJOR WORKS

 

Major Items of Expenditure, Exterior & Interior Redecoration

  • Contract administration service for exterior and interior redecoration contracts and major works

  • Use the expertise of surveyors, architects, structural engineers and other professionals where necessary

INSURANCE & ACCOUNTING

 

Insurance

  • Arrange insurance cover in respect of the property

  • Deal with insurance claims on behalf of the Client where appropriate


Accounting

  • Collection of ground rents, service charge, and any other payments

  • Submit all relevant accounting records at year end to the Accountant for preparation of the accounts

  • Prepare an annual estimate of anticipated expenditure

LEGAL & STATUTORY

 

Obligations and advice

  • Advise on changes in legal requirements in order to comply with relevant legislation

  • Use the expertise of surveyors, architects, structural engineers and other professionals where necessary

 

BDLS Enquiries (Solicitors' enquiries on sales/purchases)

  • Answering solicitors’ enquiries for Vendors/Purchasers, including research and answers to detailed questionnaires, copying documents, dealing with Notices/Assignments

HEALTH & SAFETY

 

Risk Assessment, Fire Risk Assessment & Asbestos Management

  • Arrange for Risk Assessments to be carried out to identify minimise risks and hazards in the common areas of the property

  • Instruct a Risk/Fire Assessment Officer to conduct a Fire Assessment on all common areas of the building and implement a general fire policy

  • Instruct an Asbestos Surveyor to access and manage the risks from asbestos in all communal areas

COMPANY SECRETARIAL SERVICES

 

Obligations and advice

  • Update Register of Members, prepare new Share Certificates, complete and file all necessary statutory forms to Companies House, including the Annual Return, and convening of Statutory Meetings

  • Convene and attend and take Minutes at Annual General Meetings and Board Meetings and convening same
